Lembursitu – Sundanese urban kecamatan in Kota Sukabumi, West Java
Lembursitu is a kecamatan in the city of Sukabumi (Kota Sukabumi), West Java, located near 6.96 degrees south latitude and 106.90 degrees east longitude in the southern part of the city. According to the Indonesian Wikipedia entry, the district has a recorded density of about 472 inhabitants per square kilometre and is part of Kota Sukabumi, with the Sundanese name often transliterated Lambursitu in Sundanese script. Kota Sukabumi itself is an autonomous city carved out of Sukabumi Regency, sitting on the southern slopes of Mount Gede in West Java between Bogor and Cianjur, and serves as a regional service centre for the surrounding mountain and coastal economies of southern West Java.
Tourism and attractions
Lembursitu is essentially residential and commercial in character rather than a tourism destination, but it lies within Kota Sukabumi, which is well known in West Java for cool highland air, traditional Sundanese cuisine, mooncake (kue bulan) and other cake industries, and the Selabintana resort area on the slopes of Mount Gede in neighbouring Sukabumi Regency. The wider area gives access to Mount Gede–Pangrango National Park, the Pelabuhan Ratu coast on the Indian Ocean and the Cikidang and Cikundul tea, rubber and palm-oil belt. Local life in Lembursitu reflects Sundanese identity, with mosques, traditional warungs, bakeries and small shops shaping daily routines.
Property market
The Lembursitu property market reflects its position as a residential kecamatan within an autonomous city, with denser landed housing along the main roads, kampung clusters and small subdivisions of rumah subsidi in newer pockets. Housing types include single-storey and two-storey landed houses, simple ruko along the main road and traditional Sundanese houses on family-owned land in older areas. Land transactions are largely formalised under BPN certification, but informal arrangements remain in some kampung, so independent legal verification is still important. Commercial property values cluster along the main road corridors and around the kecamatan office.
Rental and investment outlook
Rental demand in Lembursitu is led by civil servants, teachers, health workers, traders, students from Sukabumi-area campuses and migrants from the surrounding regency. Kost rooms, simple contract houses and modest ruko products are common offerings. Investors weighing exposure to the area should focus on the role of Kota Sukabumi as a regional service centre between Bogor, Cianjur and the southern coast, the gradual integration of the city into the wider West Java economy via roads and the planned/operational toll-road network, and the long-running stability of demand from civil-service and small-business households rather than expecting Jakarta-style yields immediately.
Practical tips
Lembursitu is reached by road from across Kota Sukabumi and from the wider West Java road network, with the railway station serving routes to Bogor and Jakarta and the planned and partially operational Bocimi (Bogor–Ciawi–Sukabumi) toll road improving connectivity over time. Basic services such as puskesmas primary healthcare clinics, primary and secondary schools, mosques, churches, markets and shopping facilities are organised at kelurahan level, with larger hospitals and government offices elsewhere in Kota Sukabumi. The climate is cool tropical highland with significant rainfall and pleasant temperatures throughout much of the year. Foreign investors should note that Indonesian regulations restrict freehold land title to Indonesian citizens.
