1. Introduction and Acceptance
These Terms and Conditions (hereinafter: "Terms") govern the use of indo.rent (hereinafter: "Platform" or "Service"). The Platform is operated by PT Bali Data Insights (hereinafter: "Provider").
By registering on the Platform, browsing it, or using any of its features, you (hereinafter: "User") expressly accept and acknowledge these Terms and the Privacy Policy as binding.
If you do not agree to these Terms, please do not use the Platform.
2. Service Description
Indo.rent is an online marketplace facilitating
short-term and long-term rental of properties located exclusively in Indonesia by connecting property listers and property seekers.
2.1. Geographic and Service Limitations

Indonesian properties only: Only properties located in Indonesia may be listed on the Platform.

Rental purposes only: The Platform does not handle property sales, only short-term and long-term rental opportunities.

International access: Users can access the Platform from anywhere in the world (Europe, Asia, etc.), but only Indonesian properties may be advertised.
2.2. Provider's Role
The Provider is
not a real estate agent, does not participate in the creation of rental agreements, does not guarantee the accuracy of listings, and assumes no responsibility for transactions between parties. The Platform provides only technical infrastructure.
2.3. Multilingual Support
The Platform is available in three languages: Hungarian, English, and Indonesian (Bahasa Indonesia). In case of legal disputes, the English version shall prevail.
3. Registration and User Accounts
3.1. Registration Requirements
Registration is required to use the Platform. During registration:
- You must provide accurate, current, and truthful information
- You must be at least 18 years old or have legal guardian consent
- One email address may be associated with only one account
3.2. User Roles

A) Lister
Listers are authorized to post property advertisements on the Platform. Features include:
- Posting and editing listings
- Uploading images
- Receiving inquiries from seekers

B) Seeker
Seekers can search and browse properties. Features include:
- Filtering and searching properties
- Saving properties
- Contacting listers (depending on subscription)
3.3. Account Security
You are responsible for:
- Maintaining the security of your account
- Keeping your password confidential
- All activities conducted through your account
Immediately notify the Provider if you detect unauthorized access.
3.4. Account Suspension or Deletion
The Provider reserves the right to suspend or delete accounts in the following cases:
- Violation of Terms
- Suspected abuse, spam, or fraud
- Publishing illegal content
- Regulatory authority request
4. Subscription Plans and Pricing
4.1. Free Usage
Both listers and seekers can register and use basic Platform features free of charge, with limitations.
4.2. Lister Plans

4.4. Payment Terms

Payment Provider: Midtrans.com Snap solution

Accepted Payment Methods: Bank card (Visa, Mastercard, JCB), bank transfer, e-wallet (GoPay, OVO, DANA, etc.)

Billing: Fees are prepaid, monthly or annually depending on the chosen plan

Automatic Renewal: There is NO automatic renewal. Subscriptions must be manually renewed after expiration.

Payment Data: The Platform does not store or directly handle bank card or payment data. All payment transactions are processed by Midtrans' secure system.
4.5. Cancellation and Refunds

Cancellation: Available anytime through customer support

Refunds: -
14-day right of withdrawal: EU/EEA users can request refunds within 14 days without reason

Proportional refunds: Generally no refunds except for service outages caused by Provider error

Anti-abuse protection: Refunds may be denied in cases of abuse or regular cancel-reactivate patterns
4.6. Price Changes
The Provider reserves the right to modify prices. Active subscriptions will not be affected by price increases until the end of the current billing cycle. New prices will be announced at least 30 days in advance.
5. Posting Listings
5.1. Listing Authorization
Only those who are:
- Property owner, tenant, or authorized representative
- Authorized to rent the property
- Advertising a property located in Indonesia
may post listings.
5.2. Content Requirements
Listings must include:
- Accurate location (city, district)
- Realistic price and currency (IDR, USD, EUR)
- Truthful description (size, number of rooms, amenities)
- Authentic, owned, or legally usable photographs
5.3. Prohibited Content
The following are prohibited:
- False, misleading, or non-existent properties
- Non-Indonesian properties
- Properties for sale (only rentals permitted)
- Hateful, discriminatory, or vulgar content
- Images violating copyrights, trademarks, or other intellectual property
- Spam, repetitive, or duplicate listings
- Content suggesting illegal activities (e.g., prostitution, drugs)
5.4. Listing Moderation
The Provider reserves the right to:
- Pre-approve or reject listings
- Remove or modify listings without notice
- Suspend accounts of violating listers
The Provider is not obligated to pre-screen all listings but reserves the right to do so.
6. Search and Contact
6.1. Search Features
Seekers can search using filters:
- By location (city, district)
- By price range and currency
- By property type (villa, apartment, house, etc.)
- By amenities (pool, Wi-Fi, air conditioning, etc.)
6.2. Saved Properties
Logged-in users can save favorite properties for later viewing. The saved list can be deleted and modified.
6.3. Contact

Free users: Cannot see lister's full contact details

Subscribers: Have access to email, phone number, and messaging features
The Provider is not responsible for communication and agreements between parties.
7. Prohibited Conduct
When using the Platform, the following are prohibited:

Automated tools: Using bots, scrapers, crawlers to extract data

Abuse: Creating fake accounts, registering on behalf of others

Security threats: Hacking, DDoS attacks, spreading malicious code, exploiting security vulnerabilities

Spam and harassment: Mass messaging, harassment, threats

Infringements: Violating copyrights, trademarks, or personal rights

Off-platform transactions: Directly circumventing clients met on Platform to avoid fees (not mandatory but unethical)
8. Limitation of Liability and Warranty
8.1. Content Liability
The Provider
assumes no responsibility for:
- Accuracy or truthfulness of listings
- Authenticity of lister identities
- Legal status of advertised properties (ownership, permits)
- Creation or fulfillment of contracts between parties
- Damages from third parties (e.g., fraud, deception)
8.2. Service Quality
The Platform is provided on an "
as is" basis:
- Continuous, error-free operation cannot be guaranteed
- Maintenance downtimes may occur
- Features may be modified without prior notice
8.3. Damage Liability
To the fullest extent permitted by Indonesian law:
- Provider's liability is limited to direct damages
- Not liable for indirect damages, lost profits, data loss
- Maximum compensation: total subscription fees paid in the last 12 months
8.4. Force Majeure
The Provider is not liable for outages due to unforeseeable external causes (natural disasters, war, government measures, etc.).
9. Intellectual Property
9.1. Platform Intellectual Property
The indo.rent website and application, including:
- Design, layout, visual elements
- Logos, brand names, slogans
- Source code, database structure
- Content and text
are the exclusive intellectual property of the Provider. Copying, modifying, distributing, or using for commercial purposes without written permission is prohibited.
9.2. User Content
Uploaded listings and images remain the property of the uploader, but by uploading:
- Grant a non-exclusive, free license to the Provider to display, store, and distribute content for Platform operation
- Declare authorization to publish the content
- Consent to listings being indexed by search engines
10. Privacy and Cookies
10.1. Data Processing
Personal data processing is governed by the separate
Privacy Policy. Please read it carefully.
10.2. Use of Cookies
The Platform uses cookies:

You may send your comments and complaints in writing to the customer service email. The Provider strives for prompt and proper resolution.
11.3. Alternative Dispute Resolution
In case of disputes, parties will attempt peaceful, out-of-court settlement. If unsuccessful, the following jurisdiction applies.
12. Governing Law and Jurisdiction
12.1. Applicable Law
These Terms and use of the Service are governed by
Indonesian law.
12.2. Competent Court
In case of legal disputes, the competent court is
Denpasar General Court (Pengadilan Negeri Denpasar), Bali, Indonesia.
12.3. EU/GDPR Compliance
While the Platform operates under Indonesian law, the Provider strives to comply with GDPR (General Data Protection Regulation) requirements for protecting European users' data.
13. Modification of Terms
The Provider reserves the right to unilaterally modify these Terms at any time. Users will be notified of modifications through:
- Notice on the Platform
- Email notification (for registered users)
- Date of modification at the top of the document
Modifications are automatically deemed accepted upon first use of the Platform after publication. If you do not agree with the modifications, please discontinue use and delete your account.
14. Miscellaneous Provisions
14.1. Entire Agreement
These Terms and the Privacy Policy together constitute the entire agreement between the parties.
14.2. Invalidity
If any provision of these Terms is found invalid or unenforceable, it shall not affect the validity of other provisions.
14.3. Assignment
The Provider may assign its rights and obligations to third parties. Users may not assign their rights to use the Platform.
14.4. Waiver of Rights
Failure by the Provider to enforce certain rights does not constitute waiver of those rights.
