Jatisampurna – Southern kecamatan in Kota Bekasi, West Java
Jatisampurna is a kecamatan in the city of Bekasi (Kota Bekasi), West Java, in the Jabodetabek megacity belt south-east of central Jakarta. According to the Indonesian Wikipedia entry, the kecamatan covers about 1,943.74 hectares (roughly 19.4 square kilometres) and is organised into five kelurahan: Jatikarya, Jatiraden, Jatirangga, Jatiranggon and Jatisampurna. The kecamatan was officially split from Pondok Gede in 2000, after Bekasi was upgraded from a kotamadya, and has since become one of the principal Cibubur-side residential and commercial fronts of greater Bekasi.
Tourism and attractions
Jatisampurna is primarily a residential, retail and commuter kecamatan rather than a packaged tourism destination, but it sits at the heart of the Cibubur belt and hosts or borders well-known commercial nodes including Mall Plaza Cibubur, Mall Ciputra Cibubur, the Citra Grand Cibubur township and the Cibubur CBD area. The wider Jabodetabek context provides easy access to Taman Mini Indonesia Indah, the Halim Perdanakusuma airport and the established Cibubur recreation area. Cultural life is mixed, with native Sundanese-Bekasi influences (the kecamatan is one of the few parts of Kota Bekasi where Sundanese is still widely spoken alongside Betawi and Indonesian), expressed in a busy market and warung culture and a strong network of mosques and pesantren.
Property market
Jatisampurna is one of the more dynamic property markets in Kota Bekasi, with large planned townships such as Citra Grand Cibubur, Kranggan Permai, Taman Laguna and Cibubur Residence, alongside two-storey landed clusters, ruko shophouses and a growing supply of mid-rise apartments along Jalan Transyogi. Land tenure is largely formal in the planned townships, with BPN certification predominant. Prices and rents reflect proximity to Jakarta, the Cimanggis-Cibitung toll road and the wider Cibubur retail belt. Across Kota Bekasi, of which Jatisampurna is part, the market is shaped by Jakarta commuter demand, ongoing toll road and TOD-style infrastructure developments, and the broader expansion of the Jabodetabek metropolitan region.
Rental and investment outlook
Rental demand in Jatisampurna is driven by Jakarta-bound professionals working in finance, government, IT and services, supplemented by families seeking newer townhouse and cluster construction with better facilities than older parts of Bekasi. Apartment-style and townhouse rentals serve singles and young families, while larger landed houses appeal to families with children. Investors should view Jatisampurna as one of the more dynamic and liquid sub-markets in Bekasi, with the trade-off that traffic on the Transyogi corridor at peak hours, ongoing toll-road construction phases and competition between large townships make plot- and project-level due diligence particularly important.
Practical tips
Access to Jatisampurna is by road via Jalan Transyogi from the Jagorawi toll road, the Cimanggis-Cibitung toll road and the Cibubur exit, with the LRT Jabodebek's Cibubur line serving stations close to the area. Public transport relies on TransJakarta feeders, app-based ride-hailing and the LRT. Basic services including puskesmas, schools, mosques, churches and markets are organised at kelurahan level, while larger hospitals, the city administration and major shopping centres are spread across Bekasi. The climate is tropical with a marked wet season that brings localised flood risk to lower-lying areas. Foreign investors should note that Indonesian regulations restrict freehold land title to Indonesian citizens; leasehold and Hak Pakai are the usual alternatives for non-citizens.
