Greged – Inland kecamatan in Cirebon Regency, West Java
Greged is a kecamatan in Cirebon Regency, West Java, located near 6.81 degrees south latitude and 108.55 degrees east longitude in the inland zone south of the city of Cirebon. According to the Indonesian Wikipedia entry, the district covers about 31.156 square kilometres and is divided into 10 desa. Greged was established under Cirebon Regency Local Regulation No. 17 of 2006 from areas formerly belonging to Beber and Astanajapura kecamatan. To the north it borders Mundu, to the east Lemahabang, to the south Sedong and to the west Beber, placing it firmly in the agricultural belt that links the city of Cirebon to the inland Kuningan plateau.
Tourism and attractions
Greged itself is essentially agricultural and residential rather than a stand-alone tourism destination, but it lies within the wider Cirebon cultural region, one of the most distinctive in West Java. Cirebon, which gives the regency its name, is renowned for the Keraton Kasepuhan and Kanoman royal palaces, batik Cirebon, the Tari Topeng mask dance, gamelan and the historic Sunan Gunung Jati tomb, as well as the cuisine of empal gentong, nasi jamblang and tahu gejrot. The wider regency provides agricultural and pesantren context, with rice paddies, sugarcane and small workshops along the road network. Visitors typically combine the regency with stays in the city of Cirebon and trips into the Kuningan highlands rather than treating individual inland kecamatan as packaged destinations.
Property market
The Greged property market reflects its position as a small inland kecamatan close to the urban core of Cirebon. Housing is dominated by single-storey landed houses, kampung clusters and shophouses (ruko) along the main roads, with growing pressure from peri-urban demand spilling out from Cirebon city and from infrastructure linked to the Trans-Java toll road and the Cirebon–Kroya railway corridor. Land transactions are largely formalised under BPN certification along the main roads, but informal arrangements remain in some older kampung, so independent legal verification is still important. Commercial property values cluster along the main road through the kecamatan and around the kecamatan centre.
Rental and investment outlook
Rental demand in Greged is led by civil servants, factory and warehouse workers from the Cirebon regional industrial belt, teachers, agricultural staff and small traders rather than by tourism. Kost rooms, simple contract houses and modest rumah subsidi-style products for young families are common offerings. Investors weighing exposure to the area should focus on the corridor effect of the road network linking Cirebon city to the Kuningan plateau, the broader role of the city of Cirebon as a regional centre on the Trans-Java toll road, and the steady rather than explosive growth of peri-urban demand around inland Cirebon kecamatan such as this.
Practical tips
Greged is reached by road from the city of Cirebon and from the wider Cirebon Regency administrative centre at Sumber, with onward connections via the Trans-Java toll road and the Cirebon–Kroya railway corridor. Basic services such as puskesmas primary healthcare clinics, primary and secondary schools, mosques and local markets are organised at desa and kecamatan level, with larger hospitals, banks and shopping centres in the city of Cirebon. The climate is humid tropical with marked wet and dry seasons typical of the northern coast of West Java. Foreign investors should note that Indonesian regulations restrict freehold land title to Indonesian citizens.
